Grunley constructed a three-story addition including a terrace level to the existing Nebraska Hall. The building envelope is clad in brick with precast and GFRC. The new addition features 151 apartment-style beds. For this project Grunley was responsible for the following Complete construction of the new four-story addition 53000 square feet effectively doubling the size of the building Connection of the additions mechanical loop to the Katzen Arts Centers chillers and boilers to reduce Nebraska Halls energy usage Upgrade to the existing buildings keying system to integrate with that of the addition and the university at large Pre-fabricated engineered structural plank deck system Rooftop solar hot water services reducing the buildings energy usage Full monitoring of new equipment via seamless integration with the existing buildings automated building management system LEED NC 2.0 Gold certification compliance Grunley completed construction of the features above while surrounded by a university and off-campus residential setting. The technical challenges were superseded by the logistical ones. American University is situated in the heart of northwest DC and surrounded by major thoroughfares unaffiliated residential buildings and significant pedestrian and automobile traffic. American University has started a major development initiative to provide expanding services to its student body.
